At Happyness Homes, we aim to provide a professional, clear, and responsive service to tenants, landlords, applicants, and website users.

If something has gone wrong or you are unhappy with our service, we encourage you to contact us so we can review the matter and try to resolve it.

Step 1: Contact Us First

Please send your complaint in writing by email to:

Please include:

  • Your full name
  • Your contact details
  • The property address, if applicable
  • A clear explanation of the complaint
  • Any supporting documents, photographs, emails, or evidence
  • The outcome you are seeking

Step 2: Acknowledgement

We will aim to acknowledge your complaint within 3 working days of receipt.

Step 3: Investigation

Your complaint will be reviewed carefully. We may contact you for further information if needed.

We will aim to provide a written response within 15 working days of acknowledging your complaint.

If the matter is complex and we need more time, we will let you know and provide an updated timeframe.

Step 4: Further Review

If you are not satisfied with our response, you may request a further review.

Please reply to our response explaining why you remain dissatisfied and provide any further information you would like us to consider.

We will aim to provide a final written response within 15 working days of receiving your review request.

Step 5: External Redress

If your complaint relates to letting agency or property management services and you remain dissatisfied after our final response, you may be able to refer the matter to an approved redress scheme.

Tenant Fees

Happyness Homes does not charge tenants any letting fees.

Any permitted payments will be clearly explained in advance and will be requested only where allowed by applicable law.
